Wet Areas
PURPOSE AND SCOPE
The purpose of this procedure is to ensure that wet areas on Hansen Yuncken projects are constructed in accordance with relevant Standards, project documentation, and HY processes.
Wet areas are areas of a building which are designed to be supplied with water which includes, but is not limited to bathrooms, ensuites, showers, toilets, laundries, and sanitary compartments.
RESPONSIBILITIES
PROJECT MANAGER
- Ensuring design changes are assessed for constructability risks
- Ensure any design constructability risks are assessed, controlled, and documented in the Project’s Risk Register
- Ensuring any constructability risks identified are communicated to workers performing the work and the HY project team
HY PROJECT TEAM
- Obtaining and reviewing project documentation, drawings, and specifications
- Managing workflows to document RFIs and design changes
- Managing the project’s document registry and communicating documentation to relevant parties
- Communicating requirements for submittals, warranties, and inspection and test plans to Subcontractors and other parties as applicable
- Ensure nominated subcontract users are registered in ACC and invited to the Project Profile
- Ensuring relevant quality control pre-work checks are complete prior to starting works
- Ensuring any applicable hold and witness points are in place and adhered to
- Receiving and controlling submittals, warranties, and inspection and test plans
SUBCONTRACTOR SUPERVISOR
- Ensure personnel responsible for using ACC are registered and have means to access the platform via mobile or desktop devices
- Ensuring relevant quality control checks are complete at various stages of work (pre, during, post)
- Ensuring any applicable hold and witness points are adhered to
- Providing any required submittals, warranties, and inspection and test plans
Quality Verification
Hansen Yuncken predominantly utilises Autodesk Construction Cloud (ACC) to carry out quality control checks and verifications. Subcontractor supervisors or nominated representatives must have a registered Autodesk account and be invited onto the Project Profile by the HY project team.
The Concrete – FRP (Formwork, Reinforcement, and Pour), and Wet Area Construction Checklists in ACC are to be completed prior to and throughout the relevant stages of works. HY representatives are responsible for completing the header and site preparation sections. The subcontractor representatives are responsible for completing the remaining sections respectively. All hold points must be adhered to and verified by the HY representative to proceed. This is to ensure all set downs and hydraulic service location penetrations are in place for the wet area.

Note: Defence Projects and select Government Projects may have unique requirements regarding Quality Control and the use of software packages to carry out verifications. The agreed methods and software packages will be determined at Project Commencement considering the specific project needs and client requirements.
Preparation
Project drawings and specifications will detail the locations and requirements to construct wet areas including set downs, penetrations, finishes and materials to be used.
The latest revisions of drawings and specifications are to be referenced for the works, which are to be provided to the subcontractors carrying out the works.
Approvals
Submittals, samples, and materials are to be identified, reviewed, and approved by the respective responsible parties in accordance with project specifications prior to works beginning. Any changes are to be captured via appropriate channels for the project (e.g., Aconex Workflow) and communicated to workers.
For the construction of wet areas, samples such as adhesives and finishes may be required. Slip rating test reports are to be obtained and submitted with flooring finishes samples for approval.
Framing and Substrate
Wall framing structures of a wet area is to be verified in accordance with the design prior to substrate and waterproofing.
To verify framing, the Carpentry checklist in ACC is to be completed by a HY representative and the partitions contractor’s representative. Hold points must be adhered to.
The following is to be in place to complete framing and substrate:
- Noggins to attach fixings to must be in place prior to installation of wall linings.
- Bond breakers and penetration collars/safe wastes correctly installed prior to application of waterproofing membrane.
- Waterproofing membrane is free of damage prior to installation of substrate.
- The floor substrate has been prepared and accepted for application of finishes.
- Fixing method into walls post-waterproofing agreed with waterproofing subcontractor.
- Acoustic underlay installed prior to tile bedding (if applicable).
- Tile bedding has been checked for falls to floor waste – to specified requirements.
- Wall render/linings checked for flatness.
- Caulking of tapware spindles, wall pipework penetrations has been completed in accordance with manufacturers recommendations.
Materials
Materials used for the construction of wet areas must be approved for use in accordance with specifications, compatible with other materials used, and checked for suitability and damage at each stage of application.
Material samples may be required for client approval. Materials delivered to site must match approved samples and be suitable for use (i.e., not expired, compatible, in suitable container etc).
Material checks to be completed include:
- Tile or vinyl adhesive has been approved for use and is compatible with the waterproofing membrane.
- Confirm the finished material is the correct size, thickness and colour and is approved as specified.
- Tile grout or vinyl weld has been approved and materials on site match the approved samples.
- Batching, colour of tiling/vinyl has been checked and will be used in the entire wet area.
- Glass or acrylic wall panels type, and colour have been approved as specified.
Installation
The following ACC checklists are to completed as relevant to the construction of the specific wet area:
- Flooring
- Glazing
- Metalwork
The following is to be in place for installations:
- Floor Waste/s have been protected to prevent blockage.
- Application of adhesive consistent to eliminate “drummy” tiles (>90% coverage required per tile unit).
- Tiling adhesive allowed to set (min. 12hr) prior to application of grout.
- Grout application consistent in accordance with approved sample (penetration/colour and finish).
- Grout/Joints verticality, width and alignment is within acceptable tolerances.
- Tiling installed to approved/specified set-out.
- Tiling installed in accordance with AS3958.
- Movement/control joints installed to approved details and as specified.
- Vinyl joints must be neat and of consistent width/thickness
- All plumbing penetrations/fixtures have been sealed with approved flexible sealant – membrane integrity maintained.
- Floor Waste and drainage outlets function has been checked and are free of blockage/s.
- Finished surfaces cleaned upon completion.
- Completed areas have been appropriately protected.
Specifications and Compliance
Current Project Specifications are to be used to confirm all approvals, samples, and submittals required for the project. Project Specification requirements are to be entered into the Project’s Compliance Schedule.
The following approvals/samples may be required:
- Waterproof membrane
- Materials, including layouts – Tile / Vinyl / Glazing panel
- Adhesives
- Sample board
The following supporting documentation or submissions may be required from the subcontractor:
- Waterproofing material certificate of compliance/records
- Adhesive certificate of compliance/records
- Slip Resistance Test Certificate
- Manufacturer’s Warranty Certificate
- QC and Inspection/Test records from Tiling, Vinyl and glazing Contractor uploaded to ACC and attached to the relevant sections of the checklist
- Certificates of Installation for completed works
Hold/Witness Points to be adhered to throughout Wet Area Construction works:
- Wall framing/structure accepted by HY prior to sheeting
- Waterproofing membrane application inspected by HY prior to any testing
- Waterproofed areas inspected and tested by subcontractor
- All Substrate/ preparation works completed and fixtures installed prior to tiling/vinyl/glazing installation
